The Spring Sale Prep

Spring is a wonderful season; everything comes alive again! The new growth and fresh, spring air is so invigorating--this is why it's this time of year that gets sellers and buyers moving the most.

If you’re thinking of selling your home this season, there are a few things you can do to prepare. There is a lot of competition for buyers at this time of year (and in this year, specifically)--do everything possible to differentiate your home from the rest so that you can bring in as many offers as possible to get the best price.

  • LANDSCAPE. Rake the yard, mow the lawn, add flowers to containers and clean/sweep your front door to make an inviting first impression. This doesn't have to be expensive, but everything should look neat and tidy.

  • CLEAN. Dust everything. Wash blinds, windows and curtains, and clean your carpets, floors and cupboards. Buyers want a home that has been cared for.

  • DECLUTTER. I cannot STRESS this enough. Throw out all of your junk (or just store it all somewhere out of sight). Clear your counter-tops, open up your space and keep your decor neutral (i.e, don't leave knick-knacks lying around (yes, it matters).

  • FRESHEN. If you haven’t been able to periodically open your windows throughout the winter, open your windows now to air out your house from all of the off-gassing and stale air that has accumulated (don't forget to replace your furnace filter according to your furnace maintenance schedule).

  • BRIGHTEN. Open curtains and draperies, and bring in your bright and pastel accents into your kitchen, bath and bedrooms. Bright homes are uplifting; dark homes are depressing.

  • PAINT. Get rid of faded walls, drywall chips, pen marks, smudges. Paint is an easy and affordable way to revitalize your home's interior. Light neutrals make your rooms appear brighter and larger--they are also the easiest for buyers to visualize their own decor in. If neutrals are too boring for you, throw in a bright accent wall--but "play it safe for sale" and end it there :)
